Understands and interprets technical documents and diagrams which include but are not limited to factory manuals, blueprints, schematics, Single Line Electrical Drawings, mechanical and electrical equipment schematics, pneumatics, hydraulics, and Process and Instrumentation Diagrams (P&ID's), etc.
Maintains and repairs facility/utility systems such as mechanical, electrical, building systems, water heater/boiler, steam, chilling system, electric power, gas, or compressed air required for operations.
Executes PMs and repairs to Heating, Ventilation and Air Conditioning (HVAC) systems, refrigeration, instrumentation, elevator maintenance, painting, plumbing, carpentry, grounds keeping and mechanical repairs - pumps, motors systems.
May be required to perform tests, repair and replacement of fire alarm, fire sprinkler, smoke detector, emergency and exit sign lighting system and report any malfunctions to supervisor.
Repairs, replaces and/or rebuilds plumbing fixtures and connections.
Cleans and replaces traps, drains, vents and drain lines, faucets, and toilets, basic wall board repairs, including wall board installation.
Handles plant waste, both hazardous and non-hazardous, in a manner which will ensure compliance with local, state, federal, and EPA regulations.
May perform other duties as required.

EDUCATION/EXPERIENCE:
High School Diploma or GED; a minimum of 2 years of experience in a manufacturing facility performing mechanical and electrical inspections, troubleshooting and repairs; pass plant specific maintenance test required.
Preferred Qualifications: Some college or formal technical school education with demonstrated aptitude and skills in mechanical, electrical, pneumatic, carpentry, plumbing, and welding techniques. Support quoting through labor/material estimates and routing generation

This position will perform a variety of maintenance tasks, including diagnosing, repairing, rebuilding, or replacing mechanical, electrical, hydraulic, and pneumatic systems on plant equipment.
Technicians work as part of a team to safely perform Preventive Maintenance Activities as well as answer breakdown calls in a Production Environment.
All Maintenance Technician positions are multicraft, and training is provided to develop these skills.

Basic Qualifications
2+ Years' experience in successfully troubleshooting and repairing industrial machinery.
The production schedule is 3 shifts. You must be able to work any shift.

Preferred Qualifications

The Bakery Processing Operator, under general supervision, is responsible for the safe, efficient and continuous operation of processing/baking machinery.
Operates the processing/baking equipment to produce product within guidelines established by Quality Assurance and to the highest possible standard of quality.
Properly mixes ingredients; monitors correct temperature/moisture and makes adjustments; accordingly, monitors product and removes any product that is improperly formed or overlapped.
Operates and shuts down equipment in the processing/bakery area in accordance with established procedures to include change overs and preventative maintenance.
Communicates and/or escalates quality issues to appropriate team members.
Reads and understands batch sheets including following recipes and accurate weighing of raw materials.
Monitors and logs current temperatures, mix times item numbers and raw material weights (piece weights of extruded product) and make adjustments accordingly.
Monitors for possible foreign matter.
Follows sanitation procedures for clean ups and change overs, including chemical handling.
Tracks and disposes of waste accordingly.
Moves raw ingredients using material handling equipment including but not limited to forklift and/or pallet jack.
Maintains proper raw material levels at all times, unload raw materials trailer, and keeps appropriate personnel updated in raw material needs.
If applicable, monitors correct seasoning coverage amount, makes adjustments accordingly
Practices and adheres to appropriate safety and hygiene guidelines/procedures for safe housekeeping/5S and personal protection; keeps work area clean; stores supplies in designated areas; keeps work area aisles/exits clear and free from obstructions; removes trash from work area floor; follows instructions for safe lifting/carrying of various sizes, shapes, and weights of objects; identifies/reports defective equipment; reports all job-related injuries to supervision.

Advises and makes recommendations through the Regional Manager (who advise the VP of Housing Services) regarding housing facility goals, objectives, programs, procedures, and policies
Reviews, implements and upholds all policies in 4350.3 HUD Handbook and Manager's Administrative Procedures (M.A.P.), as well as all general UCH policies, procedures and manuals
Exercises judgment and decision-making authority as required, to the ultimate good of the facility and of UCH
Leases apartments once individuals have been approved, with respect to interviews, certifications and move-in paperwork for all new residents
Completes certification for new residents and recertification all current residents on an annual basis or 120 days before move-in, including background check; verifications of citizenship, DOB, income, assets, medical expenses from last 12 months; and utilizing set formula to determine rate of rent
Maintains a strong waiting list of potential applicants, communicating frequently with those currently on the list
Collects and reconciles rent each month, deposits into bank using check scanner and internal software, prints receipts
Manages monthly accounting process including Office Duties; Reconciles invoices/bills from each assigned property; Codes invoices/bills according to department; Monitors paid/outstanding status; Utilizes voucher stamp and account number appropriately to process invoices for payment
Issues all legal notices and evictions for lease violations as necessary
Develops and manages annual operating and capital budgets for property in cooperation with the Regional Manager
Prepares and submits HUD Special Claims and vouchers
Prepares and submits Reserve for Replacement requests to HUD
Prepares and submits all reports and data required by the Central Office and the Department of Housing and Urban Development, following Enterprise Income Verification (EIV) guidelines
Coordinates with vendors/contractors as needed to resolve advanced maintenance issues or concerns
Maintains a good working relationship with all UCH staff, vendors and suppliers
Maintains all offices in good order and proper organization
Files all paperwork appropriately
Orders all office and maintenance supplies
Maintains open communication with Regional Manager and HUD
Requests guidance and training from Regional Manager as needed

Coordinates with Activities Director, Service Coordinator, other outside sources to plan activities for residents
Maintains a monthly newsletter and calendar, creating and posting notices to residents

Supervises maintenance and janitorial employees to ensure that the property is in good working order
Receives and maintains a "Service Request" system and generates work order requests for repairs and maintenance of apartments, common spaces, structures and grounds, with a response time of 24 hours
Purchases all materials and supplies necessary for maintenance projects after seeking for competitive pricing and proper approval for expenditures
Negotiates all necessary maintenance contracts, with the approval of the Regional Manager
Maintains and secures an inventory of supplies necessary for regular operation
Frequently inspects property for proper maintenance and cleanliness, including but not limited to all common areas, offices, grounds and parking lot
Performs apartment inspections on a yearly basis
Ensures that units are ready for move-in
Oversees reasonable accommodations in the apartments as necessary
Develops and implements emergency procedures and evacuation plans
Maintains a good working relationship with the local Police and Fire departments
Maintains contacts for emergencies, including voice mail or an answering service and providing emergency contact numbers to the residents, police, fire department and emergency medical facility
Maintains communication between residents, families, during/after emergency situations
Upholds emergency maintenance procedures, including immediately responding major problems/failures in the building, ensuring the safety of residents and staff, and coordinating with local authorities and emergency response personnel as necessary; Once the situation has been rectified, completes and submits work orders, incident reports, telephone calls to the Regional Manager, insurance agents, etc., as soon as possible

JOB SUMMARY/ JOB DUTIES:
The Packer is responsible for working in an area producing product that is packed into trays/cartons for shipping. Prepares cartons/carton displays, manually packs/palletizes product, and completes final quality inspection of finished goods.

Prepares cardboard cartons/trays for product packing by folding, taping, sorting, and labeling cartons, securing carton ends together and placing cartons/trays on the work area. Checks to ensure tape guns/taper have sufficient amount of tape.
Visual Inspections of final product packaging for product integrity including, but not limited to bag registration, code dates, prices, bag and cases for proper seals. Removes out of specifications product and communicates packaging problems.
Fills cartons/displays based on packaging specs. Ensures that products are packaged in cases with appropriate corresponding labels; if applicable tapes and seals cartons.
Stacks correct number of cartons/trays on pallets/skids using correct stacking pattern. If applicable, utilizes pallet jack to move finished goods weighing up to 300lbs.
Clears loose product from turntable/area; discards defective bags, boxes, trays; sweeps loose product off the floor.
Assists with product rework according to plant expectations.
Practices and adheres to appropriate safety and hygiene guidelines/procedures for safe housekeeping and personal protection.
Keeps work area clean/adheres to 5S protocols.
Stores packaging room supplies in designated areas.
Keeps work area aisles/exits clear and free from obstructions.
Removes trash from work area floor; keeps turntables/area clean; follows instructions for safe lifting/carrying of various sizes, shapes and weights.
Performs sanitation tasks as directed (including, but not limited to equipment washes, seasoner cleanings, and wipeouts).
Prepares line for startup and assist with any equipment changeovers, when applicable.
